Work out what you still need to bring to closing. Start with your down payment and the loan and title charges. Add prepaid bills and escrow funding. Then account for credits and money already paid. Keep the savings you want after closing in a separate reserve.

What is included in cash to close?
Your closing funds cover your down payment and the charges allocated to you. Ask the lender for its fees and points. Get an estimate of title and recording costs from the closing team. Add prepaid interest and insurance, then the required tax and escrow funding. HOA or transfer charges may apply too. Credits and credited deposits reduce what you still owe. Money spent on inspections and moving belongs in your overall budget even when you pay it outside closing.

How do I avoid overstating the final wire?
Match each payment to its treatment on your closing statement. Enter a credited deposit in the deposit field once. An inspection paid outside closing still uses your cash, but that payment stays separate from the final wire.
Use the separate fields for credits and deposits. Enter prior payments made outside closing in their own field. Compare the result with your lender and title company. Keep your post-closing reserve separate from the amount you send.

Where do I find each amount?
- Contract
Read the purchase price and deposit terms. Check the agreed contributions and who pays for title and survey work. Use the closing date and other signed terms when requesting estimates.
- Lender
Use the Loan Estimate for your down payment and loan charges. Check points and any lender credits. Review prepaids and escrow funding, then the required reserves. Compare these entries with the later Closing Disclosure.
- Title and property
Ask for an itemized title and escrow estimate. Check recording and survey costs separately. Confirm HOA and transfer charges for the address. Use current tax and insurance figures, then add any utility or other amount due.
- Cash already paid
List deposits you expect to receive as a closing credit. Record the inspection and appraisal payments made outside closing. Add travel and other purchase expenses you have already paid.
Call your independently verified title-company contact to confirm wiring instructions. Treat an emailed change to the account or contact number as unverified until you check it directly.
