Frequently asked questions
What does a 1% listing agent include, and is a 1% agent full service?
Mayshore’s 1% covers pricing and comparative market analysis, a property preparation plan and listing photos. It includes MLS entry and management, permitted syndication and showing coordination. You get open houses, offer review and negotiation. Contract-to-close support and transaction coordination are included, along with inspection and appraisal coordination. Staging and physical repairs are separately priced or seller-paid, as are marketing upgrades and specialty media such as drone photography and floor plans.
How do I choose a real estate agent to sell my house?
Look for an agent who explains pricing, takes care of marketing and showings, and stays involved through negotiations and closing. Mayshore's 1% single-family listing-side fee includes that work, listing photos, and transaction coordination. Buyer-broker compensation and closing costs are separate; land, commercial, and multifamily are priced per property.
How will the agent market my home?
Your agent plans the price and preparation before listing photos. The marketing includes MLS entry and syndication, with showing access and open houses arranged for your home. Review feedback and competing listings together to decide when to adjust. Staging and physical repairs are separately priced or seller-paid. The same applies to marketing upgrades and specialty media.
What's the catch with a 1% listing agent?
The 1% is Mayshore’s listing-side fee for single-family homes. Buyer-broker compensation and closing costs are separate. Staging and physical repairs are seller-paid or separately priced. Marketing upgrades and specialty media also cost extra. Land, commercial and multifamily properties are priced per property.
Do lower-fee listing agents sell homes for less?
A home’s location and condition help shape what buyers will pay. Your asking price and marketing affect which buyers see it. Compare the service you receive and the proceeds you could keep at different sale prices. The brokerage fee is one part of that comparison.
Does the 1% include buyer-broker compensation, and what could I pay in total?
No. Buyer-broker compensation is separate from Mayshore's 1% listing-side fee. You choose whether to offer it and how much. The amount is fully negotiable. Other seller-paid closing costs and loan payoff are also separate. We will walk through the complete estimate for your property.
Is there a minimum fee, administrative fee, or transaction fee?
There is no minimum fee, administrative fee, or transaction fee for a single-family home in Mayshore's 1% program.
Can I cancel my listing before it goes under contract?
If your home has not gone under contract, you can cancel the listing and owe Mayshore nothing.
What are my options if my house is not selling?
Compare your asking price with current competition and review showing feedback. Check whether condition or access kept buyers from making an offer. You may adjust the price or marketing, address repairs, or pause the listing. Your signed agreement sets withdrawal and cancellation rights. If your home has not gone under contract, you can cancel and owe Mayshore nothing.
How does 1% full-service representation differ from a flat-fee MLS service?
Mayshore’s 1% buys full-service representation from a local agent. It covers pricing and preparation planning, including listing photos. Your agent manages the MLS listing and permitted syndication, then coordinates showings and open houses. Offer review and negotiation continue into contract-to-close coordination. A flat-fee MLS package may focus on entry alone, leaving you to handle more of the sale. Compare the written service lists.
How does 1% full-service representation differ from selling without a listing broker?
When you sell without a listing broker, you handle pricing and preparation. You manage the marketing and showings, then review offers and negotiate through closing. Mayshore’s 1% provides full-service representation for single-family homes. You keep control of access and all material decisions. Land, commercial and multifamily properties are priced per property.
Does the 1% apply to land, commercial property, multifamily property, and luxury homes?
The 1% applies to single-family homes. Land, commercial, and multifamily properties are priced per property.
How can Mayshore provide full-service listing representation for 1%?
Mayshore charges 1% of the final sale price for full-service single-family listing representation in Dallas–Fort Worth. Buyer-broker compensation and closing costs are separate. Photography and MLS management are included. Your agent coordinates showings and helps with negotiation and transaction coordination. Land, commercial and multifamily properties are priced per property.
How does the 1% work when a Mayshore agent services a company-generated listing?
You never pay Mayshore's agent anything extra. Agent compensation comes out of Mayshore's 1%, not out of your pocket.
