An investor’s agent helps turn a buying plan into a property search, compare available property information and recent sales, and work through an offer and closing. The services and compensation you agree to with Mayshore go in your buyer agreement. A broker’s observations do not replace inspections, repair quotes or your own investment decision.
Start with your preferred areas, purchase range, available renovation budget and the work you can take on. Tell Jeremy your timing and funding plan. The search should account for the purchase, repairs, holding expenses and eventual selling costs, rather than just the difference between two prices.
Compare supportable rent evidence with the full ownership costs: financing, taxes, insurance, maintenance, vacancy and any management or association fees. Confirm condition, existing leases and any rental restrictions for the specific property. An advertised rent or projected return is an estimate, not income you have already earned.
Yes. Include the property link and your question with your buying criteria. Let Jeremy know if you already have a representation agreement with another brokerage so that relationship can be reviewed before any work begins.
No. A listed house can fit an investment plan, and an off-market house can still be overpriced or unsuitable. Off-market describes how a property is offered; it does not establish a discount, condition or return. Availability, access and purchase terms need to be checked for each house.
No. The 1% applies to Mayshore’s single-family listing service when you sell. Purchase services and compensation are agreed separately in writing. Discuss those terms before tours and offers, including any existing agreement you have with another broker.
