Comparison

Annual brokerage costs side by side

What do these Texas brokerage plans cost at 0, 1, 5, 10 or 20 sales?

Mayshore charges $495 per self-generated closing. There is no cap. The table compares published fees at the same production levels. An unresolved fee schedule or cap calculation stays unpriced.

These first-year fee illustrations use competitor plans reviewed September 8, 2026, and Mayshore economics updated September 13, 2026. They assume an individual agent with twelve months of sponsorship and one represented side per $500,000 sale. They exclude leases, team and company-generated work. Optional services and outside business expenses are excluded. Next Trend figures are its published sales-fee subtotal; its 20-sale cap-crossing amount needs confirmation. Comparison assumptions

How the annual cost examples are calculated

The examples use an individual agent with self-generated residential sales, twelve months of sponsorship and one represented side per sale. Each sale is $500,000, which puts Next Trend in its published $499 tier. No commission percentage is assumed: the selected plans charge flat fees for this scenario.

The totals cover the listed brokerage charges. Add association and MLS dues to your budget. Licensing and education are separate, as are outside referral payments. Allow for marketing and optional tools. Insurance claims or deductibles are also outside these totals.

Each example uses a full year of production. Mayshore charges $495 for every funded self-generated side, with no cap; other plans follow their published cap terms. Leases and company work use separate terms. Team arrangements and new-agent mentoring also need their own examples. A sale where you represent both sides counts differently from the single-side examples here.

Official sponsorship and fee disclosures

First year and renewal

First-year and renewal costs

Spirit's monthly Realtor plan includes a $199 signup fee in year one. The renewal example has twelve monthly payments and the same transaction charge, without that one-time fee. Mayshore, RaiderX and King use the same formulas at renewal. Next Trend's cap calculation and Texas Broker Sponsor's full schedule remain unpriced.

Spirit Realtor / MLS plan with monthly billing. Annual prepayment discounts and outside expenses excluded.

Coordination costs

The cost with a transaction coordinator

Mayshore’s totals below use the transaction-coordination terms listed above. RaiderX's sponsorship page describes TCAssist transaction coordination as included, while its dedicated TCAssist page says human coordination is optional, costs $500 per transaction and is not bundled with sponsorship. Those official statements conflict. RaiderX's human-TC scenario remains unpriced until the applicable terms are confirmed in writing; its verified $99 monthly sponsorship charge remains in the base comparison.

Brokerage fees with human TC on every modeled sale. Mayshore uses its confirmed inclusion; RaiderX totals are withheld because its official TC terms conflict. This is not a claim of identical service scope.
