Gross commission: Calculating

The estimate follows your entered production and costs. Use an individual calculation for each team member. Company opportunities split 50/50 with no $495 fee; residential leases cost $150. Both use separate charges and are excluded from this self-generated comparison.

Show the formula

gross commission = closings × average commission per closing

split cost = lesser of gross commission × brokerage share or the entered cap when a cap is entered.

annual cost = split cost + closing fees + monthly fees × 12 + annual fees + outside services

Mayshore cost = funded self-generated closings × $495 + entered outside costs

difference = current brokerage annual cost - Mayshore annual cost

Compare brokerage charges and outside expenses

Your current-brokerage total starts with the commission share and cap you enter. It adds closing fees and recurring charges. Both columns include your entered outside expenses, so each total covers the same parts of your budget.

Use the results to plan self-generated sales. For a transaction that uses different terms, see closing examples.

Frequently asked questions

How do I enter a split plan or a flat-fee plan in the calculator?

Use the same production and average commission for every option. For a percentage-split plan, enter the brokerage's share and any cap on that share. Enter a flat transaction charge in the closing-fee field. Add required monthly and annual charges separately so the comparison includes the full year.

What do I keep after brokerage charges and other business deductions?

Subtract brokerage charges and outside business expenses from your gross commission. Then account for any referral or team deductions from your own agreements. The calculator has no separate referral or team field, so include those amounts in your outside-cost total. Personal income taxes remain outside the estimate.

What are Mayshore's closing fees at different production levels?

For Mayshore's self-generated closing fees, two funded sides cost $990, five cost $2,475, ten cost $4,950, twelve cost $5,940, twenty cost $9,900, and forty cost $19,800. The $495 fee applies to every funded self-generated side, with no cap. Add outside expenses for a business-cost estimate.
