Compare your annual brokerage costs

Start with your expected closings and average commission. Add your current brokerage charges and outside expenses. The calculator shows an annual total for each option and the difference between them.

Five self-generated closings at $10,000 each produce $50,000 in gross commission. Mayshore’s closing fees total $2,475, leaving $47,525 before outside expenses. Keep your tax reserve separate from that estimate.

Frequently asked questions

Do I pay a separate E&O charge at Mayshore?

Mayshore includes E&O coverage in your agent plan. You pay no separate brokerage charge for that coverage.

Does Mayshore have a closing-fee cap?

Mayshore has no cap. Every funded self-generated side costs $495, including sides after your tenth closing. There is no annual cap reset. If you represent both sides, that counts as two closings at $495 each. Company opportunities and leases have separate charges.

Does Mayshore charge desk or recurring brokerage fees?

Mayshore charges no monthly or desk fee. There is no technology or franchise fee. Mayshore also charges no annual fee. Referral income carries no brokerage charge. Association and MLS dues remain your outside business expenses. Any pass-through charge is billed at actual cost.

How are team members charged?

Each team member pays $495 for every funded self-generated side, with no individual or shared cap. A teammate's production does not change your closing fee. For example, one teammate with twelve sides and another with two pay $6,930 combined: $5,940 plus $990. Company work, leases and outside expenses are separate.

How are residential leases charged?

A residential lease costs $150 flat. Lease fees are separate from the $495 fee for funded self-generated sales and from the 50/50 split on company-generated business.

How are closings charged if I represent both sides?

If you represent both sides of a self-generated transaction, that counts as two closings at $495 each, for $990 total. Prior closings do not reduce that fee. Company-generated business keeps its separate 50/50 split with no $495 fee.

What types of real estate work does Mayshore handle?

Mayshore serves residential buyers and sellers in Dallas–Fort Worth. Land and commercial work are priced per property, as is multifamily work. Send Jeremy the property type and market before planning a transaction outside your usual residential work.
