TREC REALM Portal
Change your sponsorship in the TREC REALM Portal
- Link your license in REALM
Pin your sales-agent license to the correct REALM account. You need that connection to manage its sponsorship.
- Start the sponsorship request
Start a sponsorship request in REALM. Enter the receiving broker’s information in the fields the portal provides.
- Complete broker acceptance
Your receiving broker accepts the request through REALM.
- Verify the effective status
Check that REALM shows the new sponsorship correctly. The public License Holder Search may reflect the change later.
- Activate the rest of the business
Arrange your association and MLS access. Then set up showing services and transaction tools. Finish your email and brokerage setup before you rely on those accounts for client work.
Timing
Plan the account changes around your client work
Your sponsorship record and your business accounts update separately. Confirm MLS access before scheduling client work that needs it. Allow time to test your showing service and transaction tools as well.
Active business
Agree on who handles each active client file
Your active agreements stay with your current broker unless a release or transfer is documented. Work with both brokers to record who handles each file and who contacts the client.
- Listings
Read the broker’s name in each listing agreement. Record the property’s status and keep any written release or transfer with that file.
- Buyer agreements
Read the term and exclusivity provisions in each buyer agreement. Record the homes or contracts you are working on. Keep any written release or transfer with the agreement.
- Pending transactions
Agree on who supervises each pending file and handles the remaining deadlines. Record how compensation will be paid. Tell the client who will guide them through closing.
- Database and marketing
Check which contacts and materials you are allowed to take. Keep the written permissions with your export records.
Coverage continuity
Review your E&O policy dates before switching
Mayshore includes E&O coverage. Compare the old and new policy dates before changing brokerages. Keep both sets of policy documents with your transition records.
Transition worksheet
Record each step before your first Mayshore file
List each active agreement and pending file. Add the accounts and records you need to move. Give each item a next action and a completion date.
| Workstream | Decision to record | Completion record |
|---|---|---|
| Agent economics | Your closing fees, active business and the source of future work | Written terms matching published fees, with separate company work, leases and outside costs |
| Active representation | Which agreements stay with the current broker and which may transfer or require new documentation | Written disposition and the responsible broker for each file, including who communicates with the client |
| Data and records | Which records you may export, the format you need, record retention duties and who keeps restricted files | A permitted sample import/export checked for record counts, notes, relationships and attachments before a larger move |
| Access and production | MLS, association, showing, transaction, email and marketing dependencies, plus any separate charges | Successful access and a representative workflow after the effective sponsorship change, with a named help contact |
| First closing | Who supervises the file, owns deadlines and reconciles compensation | The completed file, funded-side count and closing fee agree. |
Keep originals and export records until the move is complete. Use the inquiry form for a short overview of your business.

Frequently asked questions
When may I use my new broker in contracts and advertising?
Once REALM shows your new sponsorship correctly, TREC says you may update your IABS and use your new broker in contracts. You may also advertise under the new sponsoring broker. Use the REALM record to confirm that the change has taken effect.
How long does a Texas broker sponsorship change take?
TREC says a completed sponsorship change can take a few hours to appear in REALM and the public License Holder Search. REALM determines when the sponsorship is effective. The public search may update later.
What happens to pending sales and leases when I change brokers?
An active listing or purchase file stays with your current broker unless a release or transfer is documented. Pending leases need the same file review as sales. Record which broker handles the remaining work and how the commission will be paid before moving a file.
What E&O terms do I review for work started before my move?
Review how each policy treats work completed before the switch and files still pending. Check who must report a claim and which policy receives it. Keep those written terms with both policy dates so you can identify the coverage that applies to earlier work.
