How do I decide whether to repair before selling?
Calculate what you could keep after paying for the work and the extra time before selling. Allow a reserve for overruns. Then compare that result with a supported price for the home as it stands. Luxury-home preparation
Which luxury-home improvements deserve the investment?
Ask what problem the work solves for a buyer. Necessary maintenance deserves a different review from a cosmetic upgrade. A change that improves a showing may be useful, but a personal preference may add little to the price. Have your agent explain the evidence for each recommendation.
- Confirm the scope
Get a written scope and estimate. Confirm the schedule and any required permits. Decide how the work affects photography and the date the home can reach the MLS.
- Test buyer relevance
Compare the work with the condition of similar homes buyers can choose. Your agent can explain whether the improvement addresses a repeated objection. Judge the likely sale benefit separately from the money already spent.
- Set the limit
Compare the current-condition estimate with the repair estimate above. Include an overrun reserve and the cost of waiting. Set a budget and a deadline that would make you reduce the planned work.
Staging and physical repairs are seller-paid or separately priced. Specialty media is also outside the standard package. Review the published listing-service catalog and confirm the scope before ordering work.

Which inputs deserve written support?
- Expected prices
Ask your agent for a dated price review for each version of the home. Compare the same competing properties and explain why the expected prices differ.
- Scope and budget
Get the repair scope and contractor bids in writing. Confirm access and payment timing. Include applicable permits and a reserve for work discovered after the project begins.
- Time and carrying cost
Allow time to choose a contractor and complete the work. Add the taxes and insurance paid during that period. Include utilities and HOA dues, then account for loan interest or overlapping housing costs.
- Transaction costs
Use current payoff figures and a title-company estimate. Add separate buyer-broker compensation and any buyer credits. Include HOA charges and tax prorations, then account for moving and possession expenses.
