Can a lower offer leave you with more money?
Yes, when the savings outweigh the difference in price. Run each offer through the calculator with its own requested credits and costs. Then review the buyer's financing and appraisal terms. Compare the option period and closing date too. A useful comparison shows both the proceeds and what still needs to happen before you receive them.
- Compare the same costs
Use the same current payoff for every offer. Keep the cost categories consistent and change the amounts only when the terms differ. That makes it easier to see why one offer leaves you with more.
- Timing and cash
Include the cost of keeping the home until closing. Add temporary housing or an overlap between homes if needed. Confirm when the proceeds become available for your purchase.
- Ability to close
Verify your buyer's financing or available funds. Read the conditions that remain open and the rights to end the contract. Your agent can help explain how each affects the chance of reaching closing.

Selling expenses
Which expenses change what you keep?
- Loan and lien payoff
Request current figures for the debts that must be paid at closing. Include any required lien release rather than relying on the balance from an old statement.
- Brokerage compensation
Use the compensation agreed in writing. Mayshore's single-family listing-side fee is 1%; any buyer-broker compensation is separate. Brokerage compensation is negotiable.
- Title and closing items
Ask the title company for an estimate based on your contract and property. Check who pays each item and update the figures before signing the final closing documents.
- Preparation and repairs
Budget for work completed before listing and any repairs agreed after inspection. Include cleaning or staging you choose to pay for. Avoid counting the same work twice.
- Buyer concessions
Include any agreed contribution to eligible buyer expenses. Confirm the amount works with the contract and the buyer's loan requirements.
- Taxes, HOA, and prorations
Use current tax and HOA information for the property. Your closing provider can estimate the amounts allocated or reconciled at closing.
- Move and possession
Include moving and storage expenses. Add temporary housing or an overlap between homes if needed. Account for any agreed cost of possession after closing.

What could it cost to sell a $300,000, $400,000, or $500,000 house in Texas?
Mayshore's 1% listing-side fee is $3,000 on a $300,000 sale. It is $4,000 at $400,000 and $5,000 at $500,000. Those examples cover the listing fee only. Add any separate buyer-broker compensation and closing costs. Your payoff and any repairs or credits also affect your proceeds. Use current estimates for the home to compare the three prices fairly.
What happens to my mortgage or HELOC when I sell?
The closing company normally obtains payoff figures for recorded loans. It uses the closing funds to pay the amounts due before releasing your remaining proceeds. Tell it about your mortgage and any HELOC or deferred balance. Flag other liens or possible prepayment charges early. Even an unused credit line may need a recorded release, so confirm its status rather than assuming it is finished.
