How do you price a distinctive or luxury home?
Start with the other homes a buyer would seriously consider. A distinctive site or renovation may need a closer comparison than a simple price per square foot. Explain which features buyers have paid for in recent sales. Where the evidence is thin, show a wider range and what could change it.
