What does Mayshore's 1% listing offer mean?
Mayshore charges 1% of the final sale price for full-service single-family listing representation in Dallas–Fort Worth. Your agent helps price and market the home, then handles negotiations and closing coordination. Buyer-broker compensation and closing costs are separate. Land, commercial and multifamily properties are priced per property.
How do I decide what to list my Texas house for?
Compare recent nearby sales with homes buyers can choose today. Your agent can explain the differences in condition and features that affect price. Then choose a supported range that fits your selling timeline. Once you list, showings and offers help you decide whether to keep the price or adjust it.
What does it cost to sell a house in Texas?
Build a net sheet for your home. Start with your payoff and brokerage compensation. Add the title company's closing estimate and any buyer credits. Budget for repairs and moving too. Tax prorations and HOA items may also affect the proceeds. Separating each amount shows what you could keep without relying on a statewide average.
Do I need to repair my house before listing it?
Compare a supported as-is price with the price after the proposed work. Subtract the repair budget and the cost of keeping the home longer. Allow for overruns too. Focused work may be enough to address the issues buyers care about. Approve a larger project only after reviewing the likely return and the schedule.
Can I sell and buy another Texas home at the same time?
Yes. First establish whether you need the sale proceeds to fund the purchase. Your lender can help compare the financing options. Coordinate the contract dates and possession arrangements across both homes. Plan where you will live if the closings happen on different days, and agree on backup dates before committing.
Does a home-value estimate guarantee a sale price?
No. An estimate reflects the sales and property information available on its review date. Your eventual offers depend on which buyers are looking and what other homes they can choose. Their financing and inspection findings may affect the final terms. Use the estimate to set a starting price, then review actual showings and offers with your agent.
Do I have to choose between a traditional listing and an as-is sale immediately?
You can compare both before deciding. A home can be listed on the MLS in its current condition, including for buyers using financing when the property and loan qualify. A cash offer is a separate choice to review. Compare the proceeds and preparation required, then decide which approach fits the time you have.
